Who Pays For Bills?

Once the tenant has moved in, we will email the council, it is always advisable that you contact the council as well to ensure that your liability has ended. With electric/gas/water we will provide meter readings (where possible) to the tenants and ask that they set up their accounts. The ultimate responsibility is with the tenants to set up their bills however we will do all we can to ensure they set up their accounts.

When the tenants vacate they will advise the providers that they are vacating and the council tax will be placed back into your name as landlords are responsible for the void periods.

How we deal with maintenance

Our out of hours service will instruct a local contractor to attend to an emergency and any invoices will be payable through the rental income. The out of hours team will only instruct works in an emergency situation, their main aim to ensure the limitation of damage to your property and we will always act in your best interests. A report will be provided and your lettings assistant will be in touch to advise.

Receiving your rental income

It is the responsibility of the landlord to ensure your property is insured. Landlords should ensure that they obtain appropriate insurance for the property.

Can I Visit My Apartment?

It is important that we respect tenants right to “quiet enjoyment”. We would therefore request a minimum of 48-hours notice to allow us ample opportunity to arrange access with the tenant. Please contact our lettings department if you would like to visit your apartment [email protected].

Do you carry out inspections and when?

We carry out regular inspections on all properties managed by us. The tenancy length usually dictates when the inspections are carried out. If you would like to view the condition of your property, please do not hesitate to contact us so we can arrange this for you.
